Depends on what they are smoking............ : )First step is make sure it is cigarette smoke and not some other kind of drug which is more expensive and much harder to remove from the property. If it's just cigarettes the extent of the cleanup will be relative to length of time smoking in the house and the frequency. It is labor intensive and does cost quite a bit of money so figure that into your offer price.

Cory Mccarthy Historians Perspective needed - RE crash of 2007 -2010

@Cory Mccarthy  all sectors crashed.... new construction  buy and hold , lending it was across the board. Now I know this site is primarily a buy hold /  specific areas got hammeredJust ask the new crop of apartment syndicators they got smoking deals on units because people lost jobs and could not pay rent.Ask anyone who owned units in Vegas or PhX when construction cratered and half the renters left and went back to Mexico  Buy and hold on its face does not insulate you from an epic crash like that one.In some markets it probably did and defiantly for the higher grade assets.. but remember this was also a job loss issue.

For this reason, if a tenant calls due to a malfunction of the smoke detectors and a technician is dispatched, you can have the following outcomes:Technician determines the smoke detectors were faulty, and replaces - owner chargeTechnician determined the smoke detectors batteries needed replacing - tenant chargeIf written into the lease that the tenant is responsible for such replacement and the detector was easily reachable, - if not or if the tenant is elderly or disabled, assume reasonable accommodation: owner charge=time/labor & tenant charge=battery costWhere the property manager must be mindful is in the allocation of the owner's resources (money).
