Hi John,Slide the refrigerator out and look at the floor under it.If it looks like a grease and filth area that could be a lot of the draw.Same with the stove.Also when the Exterminator gets there, meet him there and walk through the unit and outside with him.He may recommend plugging certain cracks or etc (take cell pics of everything he recommends so you don't forget and miss one.Sometimes (if needed) you can get outdoor flea eradication added for just a little more.

It could BENEFIT you if you currently CAN'T use your rental losses and you're deducting items like a home office or part of cell phone ect, you can shift those to a non-passive business where they can generate a usable loss potentially.

The majority of the tenants are through multiple local agencies and as such most have mental or very light imbalances so yeah......they don't use much technology and have no computers nor cell phones so they sure as hell don't have an email address lol.

Sincerely, Singh 15 days is really 11 days by the time your lender gets everything needed to really get going (you're losing a day here on the internet, for example, and then you're going to lose another day b/c your LO will ask you for "bank statements" and you will upload a cell phone screenshot, and then you will lose 2 days when there's a typo on your insurance that the insurance agent takes two days to fix, and so on). 11 days is unrealistic for a complex investor scenario. 18 or 20 (which is really more like 14 to 16) is realistic if you find a fast lender, and then (in CA at least) the 'notice to perform' buys you another 3 days.
