I have seen a level of infestation with a unit before that probably tops anyone else.I opened the front door on a vacant unit and a waterfall of roaches came down from the top and they were everywhere.

After I got her to calm down a bit because as I explained to her ma'am I only sent you a letter you did not have to respond and told her that she called me.

As other have already mentioned, its a little bit of a tough market right now, but with interest rates going up, that should help stabilize things a bit later this year and calm down some of the bidding wars.Depending on what you want out of your investment (i.e. just paying for itself while it appreciates, get a little cash flow to cover repairs etc, strong cash flow so you can pay down debt quicker....will help determine what you should be looking at.

So really, being "in the trenches" of PM requires becoming an expert negotiator, being calm as a cucumber when everything is going bonkers all around you, LEADING, reading people, creating, implementing and defending systems, knowing the red-flags and picking them out early especially when well hidden.  

our leases have a "water fall" provision that states that payments received are credited in the following order: 1) late fees/penalties 2) utilities 3) rent.  

I just go and talk to them and calm their fears.
