If she actually does pay every month, maybe it will gain you an extra few hundred a year....?

I am making a few hundred more a month in most of my houses than the fair market rent.

Too many folks use AirBNB.Remember that I have had hundreds of AirBNB guests and most of the time they are just fine.

Virtually walking a property is a recipe for disaster.Honestly it blows my mind that someone will spend hundreds of thousands of dollars on a home  (probably their largest investment) and never visit it, but will run to the store to try on a pair of pants for $30...

The deal doesn't have to be killer, if I need to pay a couple hundred bucks per month I will be ok with that

In Colorado, prior to HB22-1137 in 2022, we had a lot of problems with predatory and corrupt HOAs and their attorneys who actually foreclosed on hundreds of properties over what started as fines of less than $200.

I have several hundred thousand to invest, but I am simply not finding any worthwhile deals after looking at hundreds of potential deals in various cities.
