I am very disappointed in this policy and it seems like a direct attack on people who cross list. 

They will assume the buyer will have a heart attack and die so the deal will not go through. 

Not to attack anyone but I would never go to your Realtor and say they should give you part of their comp for buying another home with them.

It's your investment and plan of attack after the purchase.

Our tenant has two dogs of her own and contacted us yesterday that the pitbulls got through the fence and attacked her dog (The fence between my property and the neighbors is kinda flimsy).

You end up spending the money later (a good thing) but most likely it sits vacant longer, attacks a lower quality tenant because it has issues and in the end, I think you lose money.Of course, we can write provisions into a lease that demands the tenant report issues (already in my lease) but in the end, many will go unreported.
