First time flip in Houston looking for experienced buyer's agent

Hello, I'm interested in becoming a real estate investor and want to get at least one fix and flip under my belt. I have joined my local REIA in Houston and have attended many meetings that promise help and instructional advice but mainly end in a giant pitch to join an even more expensive group. I am still very motivated and have learned here on BP that it would be smart to attack my first deal with the help of a buyer's agent. Any advice is greatly welcomed and I thank you in advance.
