To me their value is in chasing down late rent and collecting late fees as well as being willing to post notices and arrange for repairs  In Minnesota I paid a full month for placement, but then just $89/mo on $2700 in rent.

Are they done similar to new construction where lender stages disbursements and do they typically require a full construction contract? 

I was also wondering if, when talking about a flip loan, the LTV value is using the value of the house+rehab in the calculation.I wouldn't know, I'm not at that stage yet.
