Dear BP members,Here's the thing, we constantly hear about buying value right from the get-go and so I wish to know if buying turnkey properties in A neighbourhoods is a no-no because the value is already priced in...Or should we be bargain hunting and looking for :B type property in A type neighbourhoodC type property in B type neighbourhoodWhat do you think?

Yes at first contact I do disclose I am broker, I hand the owner a no-agency disclosure and also explain in writing that it is in their best interest to contact appraiser, real estate attorney, or independent real estate agent if they feel this way their interest will be protected.

My goals are to have enough passive income to support me and my family(obviously) and I'd like to have a no-kill sanctuary for animals somewhere between san antonio and austin(they have such a high population of strays that get gassed- in the hundreds of thousands in SA alone) and a multi-family complex in San Diego for single parents/low-income families that would consist of cottages with yards(for the kids to play in- so it would feel as though they live in a SFR not an apartment).
