They stain and your tenants will spill oil, wine, juice, etc. and inevitably forget to wipe it up.  

Mold in basement, exterior wooden staircase needs replaced (1-2k), retaining wall needs replaced(2-3K).

My next bit of advice to not have carpet whatsoever because tenants will generally not take great care of it (dropping food, wine, coffee etc. on it).

Currently, wooden floors seems to be in style so I'm renting units without carpets, and so far, have no major problems.I have units in A areas, but for C areas you might have units returned destroyed.

I would not pay any attention to her comments, IMO, they're unreasonable.Keep an eye on future comments, and maybe try to add some inexpensive amenities like a Keurig, wine or flowers....?

We don't do owner occupied condos at US Commercial so this isn't a solicitation, but a combination condo financing seminar and wine tasting that's free sounds like a good time.Stephanie@Josh Liang
