I will be visiting San Antonio between 6/10-6/13.

However, I have a daughter at CU Boulder and it would be easy to check on the STR/MTR house while visiting.   

I'm going to go ahead and disagree with most of the posts here.

I would start by getting a look at what you're working with - paying for an inspector to visit isn't a bad idea, but depending on how much hoarding was done, it may be wise to remove some of the junk items first so they can give you a more accurate report. 

I've audited  in 2000 something (unrelated to real estate) and the irs guy understands the situation, so they just cut the penalty by half.sometimes we worry too much, as long as it's documented, go ahead!

We bought a property in a similar fashion but we weren’t the winning bidder, we bought directly from the lady who was foreclosed on and she had a 170K 1st lien mortgage ahead of the HOA dues she was taken to court over

I think I will go ahead and give them a try.

I think a lot has to do with the property itself, if there's space for dogs and their business, and also the area and type of guests likely to visit.
