Garrett-Numa my reasoning is that especially for someone just starting out and in my area there is a very good chance that the money they spend on marketing (assuming minimal marketing budget) will be gone with no deals.

I would keep building slowly if it were me keep in mind that selling with an agent would cost you 6% of the sale price, you would also want to do a 1031 exchange to minimize taxes which makes the process more difficult because you will have a time constraint to get everything sold and buy something new.

As far as the deal goes, the only way I would do it would be seller financed, with minimal down, and I refinance out of it at the end of the current lease term.
