A lot of times they are younger and don't have the kind of resources needed to actually take down a deal.

Growing to the large number you are looking at in the time frame you want will require outside equity investors and will require a large team to help manage and support your work (at which point you'll probably move to apartment complexes rather than single family homes).

Then we also look at background checks, and criminal history, and request a prior rental reference.You should not charge for a pet that is considered a support or service animal.

(I've seen deals where they say they are going to achieve $X in rent, but NOBODY in the submarket gets those kinds of rents.)
