., well I guess you need to ask yourself is it less work to clean up after guests in the off season than high season?

Are you not getting booked, not getting the ADR you want, guest complaints?

Does this investment only allow you to live in the motel room or can you rent it out to guests?

For example, 200 miles one way (guess) x $0.67 IRS mileage rate x 2 = $268 estimated vehicle cost per round trip, which is per guest stay.

We use Autohost to automate this process via an online check-in system: https://www.autohost.ai/You can also use it to gather additional information and place a hold on their credit card, similar to a hotel.The one downside of Autohost, is that it doesn't have an automated way to collect the ID for all the adult guests (although it collects names + email from the guest).Finally, Autohost can also be used to have the guests sign your rental agreement and agree to your house rules.

A potential tenant filed a housing discrimination by maritial status against me (Owner) and realtor (Rental). 

It keeps tenants, gold-diggers, etc. from suing you, they can only sue the LLC (this is a bit of an oversimplification). 

You will make more just renting it out to normal guest as that is what my experience is with my condo in PCB.
