As you educate you'll start to figure out what you want to accomplish, you plan on how to get there, talk to people about what you want to do and what they are doing, build capital by working your TAIL off and save money like it's scorched earth so when you're finally ready to make a move you have the resources to lock something down.

In my case, if I don't have the financing ready, then I'm not in a position to get the property yet and I need to bust my tail to get in that position so that I can.

I've been working with Ryan Loeding 480 939 3633, the guy is a beast and works his tail off.

Reason is, they can sue your tail off for screwing them around on some whizbang deal that never happens, it's not so much about you electing not to buy under an option as what you make them believe, if they end up getting a trashed rental back from you, you're on the hook.

I've done more by accident than most who call them wholesalers do on purpose working thier tails off.

I caught the real estate bug and caught the tail end of the great recession in 2013 and bought 6 doors (4 SFR, 1 duplex) in 6 months!    

I'm still looking for my niche and am going in all directions chasing my tail so to say.
