The others will quit early on.I would find out of there have been any criminal complaints at the property recently.The tenant can not keep the landlord from inspecting his property with proper notice.

The shared backyard is filled with their junk which the tenants in the other unit complained about.I did a civil and criminal background search on the tenant and he has been evicted twice and has an extensive criminal records including multiple drug charges, break and enters, battery and assault with a weapon.Here is a picture of their backyard treasures:

I have offered to waive the background check fee (we have no record of a background check run by the previous landlord) but I am not sure he would pass- the income he rattled off wouldn't be 3x the monthly rent (even for his half) and he has a DUI from 14-15 years ago (not sure if this would show up in a criminal check or not).

Someone had a post on here where they are stuck with a non-paying tenant that lost their law license before due to criminal negligence and that warning went unheeded so now the landlord is paying the price.

I lucked with him out because his criminal report showed that up until 6 months ago he was serving 11 years of a 13 years sentence for assault and battery of his wife (including throwing acid at her face).
