I choose to use QuickBooks. 

For CA investors the flights and time going to the Midwest are cumbersome and choose markets closer like Reno, Vegas, Boise, Phoenix.

If you received a basis step-up at dad's date of death, you may be able to sell with little to no gains, and then choose to invest those funds in an alternate property closer to home, if desired. 

She would then have to choose if she wants the space or not.

However, if I choose 1-2 miles radius (approximately $365K) , it's much better.

The lender that I'm choosing to cash out with requires a 6-month seasoning period.

@Alyssa TeepenThe title company would write you a check or wire the cash out (less the closing costs) into a bank account of your choosing.

For instance, if you buy a cheap hot tub it will probably pay for itself if you get one or two bookings that you wouldn't have gotten otherwise and it will lead guests to choose your place even if they are not really going to use it

Choose the market then find the manager.
