I personally would never pay a $6k flat fee to a realtor on a $60k property nor is that common here.10% is ridiculous and I'd suggest finding a different realtor who doesn't pick their fees out of thin air.

Should the investor stay in the OO space they are living in , seek the new OO unit and go through the process of getting the new unit and then rent it out once the process is complete OR should they rent out their space look for an Air BNB or Hotel while they go through the process of getting the new OO unit?

Buying at auction sight unseen other than a walk around, I was stunned to see when i finally did get inside that the home had forced air heating and central air conditioning.....really lucked out there...it appears to be original because it had these big old cast iron floor grates.
