Buy a property worth at least a million, better a few million, to make it worthwhile.  

That can be worthwhile if you don't want to or can't spend the time to build those relationships yourself.

If you are doing an eviction for $150 + filing fee, how many calls can you take and still make it worthwhile?

A strong valuation and even pre listing appraisal and/or inspection can sometimes be a worthwhile investment but not a necessity. 3-5% commission for what is effectively commercial property is common.
