You most likely won't need to rezone, or get a variance of any sort, unless your lot is shaped strangely.

I don’t think that is the person this sort of situation is meant for.

If I was buying in a city market in an unrestricted area, I would make sure it is a good deal as a MTR or LTR at worst case so you can switch if you ever have to.
