Pennsylvania is alos one of eight states with declining population, New York, California, Hawaii, Illinois, Louisiana, Oregon and West Virginia.

I suggest to a lot of our investors to look at areas such as West Allis, Bay View, Saint Francis, South Milwuakee, and if you want to invest in Milwaukee some good areas are Riverwest, Harambe, and Washington Heights.

I remember once I was in a nice area of ATL at a closing and the attornies office was hot I asked whats up he said his two condenser got stolen that night LOL.. its a very active sport out East of the rockies we just dont hear of this on the west coast..

I'm currently in single family homes and apartment buildings in central and west Texas but have been evaluating a few residential assisted living homes + business / license to purchase in Austin and San Antonio.

Although I find competition for what I call investment grade parks is quite keen.. so returns are more in the MF space.. when you venture out east from the west coast or look at low end parks returns are higher but management is quite intense.. as our dealing with some pretty scruffy tenant base.
