For larger loans, it better to use your title company escrow to clear funds, they usually have construction services and they will check for wavers and disburse funds.Construction services at a title company add two more aspects to consider, one, the work they do is insured and mistakes are on them, the other is they usually have a construction inspector.

Looking at the total loan size as compared to what you need to get out might help as a few small SFR portfolio lenders would take total loan amount into consideration over the average price per property.You would also run the risk of wavering property values on the appraisal, plus the appraisal cost per property.
