Go to church, get lunch with friends, have a potluck with your neighbors, take public transportation and talk with the drivers, volunteer and network with others, keep posting on the BP forums and send requests to people in your area, etc.

He also sweeps the sidewalk, and volunteers to change light bulbs in the hallway.

Why should a stranger gets an equity in your deal unless you are not buying it right,We did The inspection ourselves with a bunch of volunteers and investors.

After you save up,  find a mentor and volunteer to help and learn the business, whichever path you are going.Also, not sure how handy you are, but learning basic electrical/plumbing/drywall/etc will pay for itself tenfold if you are going to be doing any renovations!

I bet you run a seriously amazing, and legit, business.I also have a soft spot for this because I volunteer in California prisons, one day a month and six full weekends a year, and I work with the inmates directly and I know for a fact that so many of them have your kind of mind and drive and skill.

You could do BPO's for banks.Honestly, the time spent working at Costco could yield MUCH higher results if you spent that time knocking on doors, going to local meetups, volunteering around the community. 

I am also interested in learning the ropes of fix/ flip properties and willing to volunteer my time to help an investor out and learn from.
