Here is how the Roth conversion works: you can convert anytime between January 1st and December 31, and you will receive a 1099R from your IRA custodian or 401k plan administrator before January 31st of the following year, which will be included in your tax return filing and that is when the taxes will be paid: at the time you file your tax return.

Based on your numbers, and assuming you have a credit score high enough and have never filed for BK, you shouldn't have an issue getting approved for an HML to buy/rehab the property that I would estimate at about $370k-$375k (which includes 100% of the rehab costs).

My “reasoning” is based on two points1- the current system of property records filing in a million different jurisdictions with expensive title searches necessary for almost every title transfer and mistakes still being made can be made much less expensive, much faster, and much more reliable through migration to some sort of “blockchain” National registry.2- Numerous investments have been divided into, and offered as tranches of the whole.
