Some crimes are violent, some sexual, some financial.

I have no reservations about B or C neighborhoods, but want to completely avoid areas with higher violent crime.

I look for violent crimes and crimes of theft, then look for past lawsuits on the credit side.  

I agree, the crime map can be a little misleading with North Park "red" and most of National City "green", but it does help distinguish areas with high violent crime that really shouldn't have it (war zones) where there is no nightlife or reasonable explanation.

The original roommate has caused much disruption here, between her alcoholism and related violent outbursts, to her drug use and threats, including calling the local police multiple times for a variety ridiculous things, all of which is documented, and more than once was told by the police she was becoming a habitual caller and a nuisance, then threatened with arrest.

@Ryan Jenks  instead of going laterally go vertical come up to Oregon.. you can get 5 to 7 caps ,, 7 are tougher to find but they are doable. and no management headaches.as for the wipe out in Memphis.. they bought a 40 unit... for 8k a door it was 70 % vacant... broker feeds them a line.. that they can get it up and running and sell it for 40k a door.they proceed to dump 600k into it... so just under a million .. and were planning on making about 500k on a turn aroundWell that tenant base in Memphis that is D class you simply can't do from a far.. first managers are stealing from them... few murders.. and other violent crimes..

Most felonies are as well, especially those of a violent or sexual nature.

In chicago's recent struggles with high violent crime rates Englewood and Austin areas generally emerge as the worst of the worst further deterring quality tenants from wanting to live there.

In time I could have safely weeded out the bad apples who may have been of a violent disposition, but I'm not sure the juice was worth the squeeze.
