Yep, the attorneys who you know REALLY want to be someplace else (except for the guy from Gray and Assoc who does the most biz there, he seems to enjoy it and why I have no clue!)

She has no clue what she is doing and you shouldn't waste any time trying to train her to be to suck less. 

If we are all being honest, not one of us posting has any clue what’s gonna happen we all can come up with our best guess based on historical data.

I would guess this situation calls for two separate LLC's but no clue.

At a crossroads now as to whether I should try to find someone who I can at least list as project manager (I have no clue if they actually would be contacting this person regularly or require really anything from them) or if I should just use a lender with less stringent requirements but that will require at least 10% of purchase as a down payment.

I've been in Houston for the last 7 years and had no clue what was what so I commend you for that.

Oh Man in real estate investing this is so much more common than one would even have a clue about.

Also, in our experience, 95+% of agents have no clue how to calculate ROI, Cash-on-Cash, Cap Rate, etc., so what are they really going to help an investor with?

My guess is your development (not including infrastructure and non recurring costs) even in your large volume is over $450k but I have less clue as to how much is structural (issue with me doing rehabs and not development).
