Build costs are a bit out of hand out here now so it MAY be cheaper in your neck of the woods but couldn't imagine more than 10%.  

Now I'm not asking for a hand out I'd be willing to do odd jobs from time to time ( I can do minor electrical work ).

I am not looking for a handout and I know deals will not fall in my lap.

I am always looking to improve my handout.

Here in South Carolina, before having a "meaningful conversation" about real estate with a prospective client, agents are required to first.....Hand out a copy of the SC Agency Disclosure Brochure Discuss the various "forms of agency" offered to customers and clients.Failure to do so can potentially land the agent and agency in hot water due to an Ethics violation. 

Not looking for a handout , just a direction .I would like to know how I would be able to distinguish between a flip that's a GO and one that just isn't worth the time , plus I don't know anything about repairs and how to know how much is needed to input into the expenses situation .Thanks everyone Best regards Bob

I do realize that and I’m hoping to be challenge and I don’t plan on waiting for hand-out.

You will go to REIAs and hand out a bunch that will go in someones drawer.
