This is tougher to pull off nowadays. 

I established a  mgt entity for leases, deposits, income, expenses, but never held any of my dozens of residential rentals in LLCs over my 21 year run.It's just tougher to get good mortgages and insurance. 

IE they have warehouse lines with either investment houses in New York or large banks and as such there are underlying rules for them to follow.PML or HML who has private investors in their fund or brokers for them will have a different set of underwriting rules that maybe tougher or easier depends on the company.you meet individual lenders private folks who do not advertise or hold themselves out as a lender at REIA meetings and networking.When i used to speak at these events first thing I would do is ask the audience who if the room is a private lender usually half the audience raised their hands..

Might be tougher to evict for other reasons. 

"Cash Flow" nowadays seems to be a lot tougher than the years past with rates and home prices (and HOAs) the way they are.

Why is it tougher for foreigners to invest in Spain, than foreigners to invest in the U.S.?

It is my belief that meeting both those criteria is tougher than it sounds.  

Prices are high and with Hawaii STR taxes it's a lot tougher than first glance.

Helocs will be tougher but can get a 2nd mortgage going full doc .

For newer investors, they seem to be very high income earners (tech workers, physicians) or have lots of capital but it's tougher to buy here without a lot of money.
