I have different rules of thumb for that state, that type of house, and the types of tennis shoes I use in that location.and if someone else were going to do the exact same rehab, but with different contractors, different finishes, different contractor management style and different negotiating skill, that $25,000 wouldn't be accurate for them.That's what I mean by it being possible to have shortcuts and rules of thumb, but being very specific to you and the types of houses you look at.

Ownership of condo units can go outside as well, porch, walk, yard area, but there are common areas that are under the community management, like a tennis court or pool, club house.

I'm not a fan of HOAs, the fees can be onerous.But I have benefited by getting a new roof, new siding, and a new parking lot from the HOA fees that I paid.And besides those extraordinary items they also provided grass cutting, snow removal, heat, hot water, sewer, trash removal, insurance and outside maintenance.And besides those normal fees that I would have had to provide they also provided some items that I would not ordinarily provide like swimming pools (hate the maintenance and the liability), tennis courts and club house.
