The cost per sqft goes down as you increase square footage. 1000 to 1200 is the sweet spot.

Obviously, the sweet spot of Bloomfield Ave is between Valley and Grove St, and on the West Side of it.

It tends to be the sweet spot in Detroit today because it offers the best risk-adjusted cash flow.
