So after attending those banquet room rented real estate venues, reading real estate and financial literacy books, and surfing youtube videos I have finally have come to BiggerPockets!

It does cause a dilemma for new folks because they end up having to couch surf between May 25 and June 1 while we work on their new apartment.  

Property 1: short term 3/3 with a bonus game room and bunks in surf city N.C.

Now I don't have either of these in my personal home, but when I am surfing homes to stay in in the Smokies and practically every home has these amenities, yours sticks out like a soar thumb. 

He can no longer afford his apartment, went almost homeless, and couch surfing with friends.

I didn't even know people surfed there haha

I am living in Surf City, NC along the Atlantic Coast. 

I imagine your lease is similar in that regard.2) Someone who is couch surfing at a friend's house is, in my estimation, unlikely to spend the time and money necessary to change their vehicle registration, driver's license, and legal domicile; especially since their intention is likely only to stay there for a short period of time.

For $4M you could live nicely in Manhattan Beach / Huntington / Newport / Laguna, if you love water and surfing or whatever.

I've been surfing the different threads and this one seemed to be the most relevant since you're also all from Massachusetts.
