You hint 'I wouldn't live there' -- GREAT RULE for success IMO -- I use that rule of thumb for everything I did with REI, including the maintenance. 

Hint: the word "revolutionizing" should signal this strongly-Alignment is terrible-Quality is deterioratingIn any event the post above is pretty spot-on from what I can tell.  

@Rick Wang so you actually hinted to the solution of my problem but I would like to clear a few things from your post. 

QUESTION - have you had any calls from your marketing this way...and can you see when the images have been taken - hint, this is not the same date on the Google Copyright date which is whatever the current year is, but you have to look a little deeper down, where it says 'image capture 2014' or whatever year.That is a very cool thing if it works...maybe you look at the year before you start 'driving' down that particular road...and if it's say 2015 or newer...you go for it?  

Hint: I found the Udemy course that Brandon put together extremely informative.

While rent roll is important, do not expect to make it rich quickly- you must be caught in the direct path of rent increases (such as williamsburg, carrol gardens, park slope) and you had to have purchased in that area YEARS before there was ever a hint of an increase.  

Two helpful hints, 1. to address someone use the @ sign follow by a few letters of the person name and then wait a quick second and a list will appear.  2.

*Hint: it has something to do with people who owe back property taxes to the counties.

Bigger Pockets should add auto hints that recognize the names so your not dependent on the "@".
