I'm a realtor and investor in the Indy area. 

Since purchasing the home, housing market in my area has declined about 20%.

Hey @Megan OConnor, I can't comment on the area specifically but it is doable.You need to search AirBNB and VRBO to get a look at the competition (don't forget to look at VRBO)You have to work into your plans the downturn during the off season.

It is located in an area that attracts college students/employees, working class families, and military families.

The best way to start in rentals is by buying in your own area.

That area shaped me and I loved it there.That's awesome! 

You can always leave and repeat the process and rent out your old living area.
