This message is to all who are starting, you could stumble, and look down on yourself.

You stumbled on this forum after internet dumpster diving on some topic, looking for a way to try to legitimize yourself by spewing crap, trying to make yourself sound important.Some people on this forum are looking for real help, not boiler room tactics like yours.

I have created a detailed DCF model to analyze the investment and have stumbled across a couple of questions that I hope you guys can help me answer.

Like Robin said, you could stumble on a bridge lender that will give you a ton of proceeds in mortgage, but that runs its own risks.If you want the conservative, but open to lending to your LLC with outside investors, get on Fannie Mae's website and look up the small balance brokers.  

In my 20 years of navigating the world of real estate, I've stumbled through just about every mistake you can imagine.

I dont have the full purchase price of this 4plex to invest though, so I would have to finance half to 2/3 which seems like a stumbling block. i can still make the numbers work, but at a much lesser monthly profit i suppose. i also dont have the w2 income to support 2 mortgages (counting the one i have on my house), so i assume any bank would have to count the existing leases towards my income which i understand is possibleI guess I was wondering about advice, or red flags, anything, on this specific deal.

Hi @William Brock, I am interested in the Canyon Lake area for STR and stumbled on your thread. 

If your rent is competitive with others then don't be afraid to keep it competitive.One thing where we often stumble is that small portfolio landlords tend to lag market rent significantly.
