As far as benefit to the seller goes, @Matthew Paul I think you are probably right on the money and regardless of whether they would have preferred to stay in this house rather than move, it is likely providing them some excellent cash flow; and I'd be hard-pressed to come up with a deal that serves both parties better than the current situation. 

Initially I really wanted to do a STR down in North Padre Texas (as it is a place I have vacationed for years and have stayed in at least 8-10 of the STR in the exact complex im looking into, I see how my STR could stand out amongst the rest since Im huge fisherman down there and that is mainly what those STR are used as, already have boat rental option setup if I go this route, list of fishing and possible guides to go with depending on style of fishing, family, fun, hardcore wade fisherman etc etc and equipment rental available for those that do not have.), the places im looking at are decent $ properties that after running through calculators etc showing 18-22% CoC after management fees etc.But after listening to BP for about a month, now thinking BRRRR possibly and doing up here in the DFW area.

I already make a living out of real estate and I'm not planning on ever leaving this space, I'm here to stay. 

Seems to me there is only upside for them but no share in any downside if the unit is not leased to short term stay occupants.

If you want to just stay in the lane of the real estate only just make a list of all properties you are interested in and engage with the owners.  

Thats gotta to feel great and stay the course. 

I know I won’t be able to refinance it right away as I have been a stay at home mom for many years. 

Plan on staying married no matter how rocky it gets, work through it, it's worth it. 

But I want to know that the actual property manager is communicative, can deal with curveballs from tenants, can stay on top of CMHA, etc.
