I took both MF workshops this year (Tyler's in the spring and Dave's today) and the similarities were uncanny. 

It covers internet, water, trash, cable, and exterior (roof, siding, etc.).

The home was in rough shape—think mold, a hole in the roof, and years of water damage.

With that in mind, my first idea was to buy a condo or a house in my local area (Palm Springs, CA) and use it as a long term rental.
