I am from southeast Kansas/southwest missouri are by the way, so it would be fantastic if I could find a mentor or lendor in my area.

Properties with higher cash flow do tend to be in lower end areas & don’t appreciate as much as say something in the Southwest, which would likely appreciate a lot over time, but not return much cash flow. 

I am currently building in South West Philadelphia, South Philadelphia and Brewery Town out of my own pocket.

I'm in the Kalamazoo area and Southwest Michigan.

Bonus is if you can move to larger parcels that may have timber value.trying to find lots for builders is pretty much a non starter builders find their own lots.. and are not going to over pay.this is why the guys that do this primariliy are working the deserts of the south west.. high deserts of CA rural Texas NM  AZ  so on and so forth..

The opportunities will be found in up and coming neighborhoods, probably around the Fifth Ward on the near southwest side, and maybe other areas south of the city's downtown.
