It's that you'll inevitably at some point over the next ___ year be shoveling more money into the deal.Cash-flow positive deals are a little easier to rationalize because you're sinking "profit" (quotes intentional) back into the property with the goal of hopefully higher returns. 

I give the neighbors my phone number and assure them lawns will be mowed, weeds sprayed, sidewalk shoveled, etc.

Unless is subsidized.. this is another reason the south especially places like Texas are growing they build for half of what it cost us.. when I Have to spend.. just under 100k before I have even bought the land to take dirt to make it shovel ready and go vertical.. there is no way we can sell homes for less than about 350k in this market.. starter homes are the older fixers or some townhouse attached housing that the big builders IE Lennar can slap up.. they can build cheaper than us of course.

My goal is to continue acquiring properties and eventually pay one off by shoveling a portion of the net from all the properties into one of the mortgages.  

In searching for land, I discovered that nearby new construction projects were purchased as "shovel ready, ready to issue."

I made a dollar an hour for shoveling gravel or cleaning up job sites...lol

I'm looking to bring someone on part time to help with some of the rehab work and general property maintenance (mowing lawns, shoveling sidewalks, vacuuming common areas, etc).

That means to me, living simply and shoveling as much green into real estate, one house at a time.

Who will mow the grass & trim the weeds - shovel the snow (if relevant) - take tenant's calls?
