I do a combo of short-, mid-, and long term rentals on the northside of Chicago and surround suburbs.

Airbnb is considered STR (short-term rental).

I'm looking to build around 700 sq ft 2 bed / 2 bath guest house primarily used for short to mid term rentals.

I've seen many landlords that get lucky with good renters for a long period of time, then everything falls apart when they have to deal with real difficulty.I looked up your property on Google Maps, and the street view looks bad.

So even if you miss a month of the higher rent, it will kick in after you satisfy the appropriate "notice period" or they of course have the option to terminate and leave.

Once you have a short list, get an account with each one and run them through the wringer to see how they really function.

During this renovation period would you, as the lender, want an Actual Cash Value or Replacement Cost policy in place?

The property is cash flowing $10-15k every month and has been an absolute juggernaut as a short term rental.
