If you want to make this a serious money flowing business, market, get a site, DMM, set up an LLC, and put your name out there.You will be successful if you are sharp, work harder than anyone else and are relentless.

Anyways I agree with you I would prefer not to get them or the police involved, it was more as a bargaining tactic as these tenants are not exactly sharp.

If he did, a sharp insurance person would know to have an endorsement in the S Corp policy covering the owners and managers if they're sued for negligence, along with the LLC.

So, if I were to say that "Wells Fargo" (for example) is a good option, that would be a general statement but not necessarily 100% since it would really depend on how sharp the banker sitting across the desk from you in your particular branch is.Solera is a great option.

Have them written down and disclosed in accordance to all the laws, both local, state , federal.I did not do this when I first started and almost lost everything I owned and it was a lesson that this sandbox has a lot of sharp glass in it and you want to make sure you are prepared.
