Hi, I am a new investor in Kalamazoo Michigan and I'm having some trouble finding a tenant that meets my minimum qualifications.1) 3x rent in monthly income; 2) No evictions; 3) No felonies within the past 7 years and no felonies ever that were violent crimes, sexual crimes, crimes against children and crimes against animals.

Honestly race, religion, sexual orientation is completely taken out of the equation this way.  

It usually takes only a few hours before the final report is ready: financial background check (payment history, credit score, limits, collections etc), criminal and evictions and sexual.

What happens if they harm one of my tenants kids sexually or something?

From that screening is the normal credit, criminal and sexual harassment but the major thing we want to know is how long it will take them to be "mortgage ready." 

They might like you too much, you can't get rid of them.You have to deal with people who are going to automatically not like you, for whatever reason.People are going to stereotype your age, your gender, your race, your religion, your education, your sexual preferences, your home-town football team, your choice of socks.It's natural.

Disclosure of sexual predator databased.

You never know if they have been in trouble or are a sexual offender.

Isn't it legal to Deny  an application  to someone on the sexual offenders (PERV)list.Does that depend only if  the property is near a school /daycare etc.?

This person sent me a plethora of sexually based correspondence, with little in regard to the actual eviction case.Then he suggested a plan whereby I would be essentially scamming one of my long term tenants at another property.
