It requires technical knowledge yet is super adaptive and open source and once controlled, you can easily scan sketches of ideas and convert them to realistic renderings.  

Or wait and scan the market for a multi family I can afford?

It's hard to tell based on the pics, but I assume with those cabinets being at least 13 years old (based on your statement of having 3 tenant over 13 years), I do not think you're going to be able to charge for their repainting.

Similarly, you cannot go into Barnes and Noble and buy books, scan them and welcome the world to view them, read them, download them from your "open source" website. 

Also, you and tenant would not have to print, sign, and scan the document every time.
