The BAM family is very well rounded with a clean track record. 

Here’s the bottom line; unless the deal is VERY large, or the sponsor is going to syndicate a large number of deals, the investor will make more money purchasing the property theirselves with a option low to moderate interest rate loan.  

Per trading desk they said "yeah, crazy right, a lot of people are gonna get caught sleeping on this one", as in when market has that cycle it will get "interesting" when the forced sells occur accelerating the drop, that those in the know have algorithms built and set to grab the bottom.

Even the 3400 would be pretty amazing if you could swing it.The bottom line is what a place like that would bring.

You must get a permit, drill holes in the bottom, demo the bondbeam down a foot or so, and then fill with compaction inspections along the way..... last time I checked it was about $10,000

That would be the bottom end of who could be a B class tenant in my area. 

I have partnerships where I take a management fee off of topline and split profits from bottom line.

Hi Greg, I’m still relatively new at this, only being involved in real estate investing about 6 years this go round.

We often use zoom showings, but they build on that mutual in-person experience.We don't encourage bottom-of-the-barrel neighborhoods, simply because with 60-120 year old properties capex tends to exceeed cash flow over time aka money pit.

Every dollar saved in utilities is a dollar straight to the bottom line.
