I respectfully disagree with your assessment of buyer's agent commissions and their implications.

Those states are essentially bankrupt and they are experiencing a net annual migration out of their respective states.

These are primarily found in cities with a metro population >1M.Pro-business environment: Many cities treat employers as adversaries through restrictive policies.

.- Send emails and texts to all tenants in the building reminding them of "quiet enjoyment" and respectful behavior to their neighbors.- Avoid being the mediator, judge, and jury

I've been thinking I want to work for real estate investors in whatever capacity if I can be trained and also learn at the same time, or work somewhere that would still allow me to have an income while I'm learning at the job within the real estate environment.... does this sound like a good idea? 

Some of my personal friends are on the list, and I highly respect them as my peers.

The two that I have held the longest (7 and 6 years old) if sold today would give a true IRR of 9% and 20% respectively.

If it were me I would give them two or three months and respectfully answer their questions but also let them know what your ground rules are regarding taking calls and how you handle things - in other words be polite and also educative as to how you handle things.Good Luck!
