Advise him in writing that - email AND via US postal system with proof of delivery required that the lease remains in effect as is and that you, again, recommend that he file a claim with the provider of his renter's insurance for any losses he felt were sustained.

Cash flow is a myth? Property does not cash flow till its paid off?
23 January 2025 | 31 replies
A few years ago one of the investors who had multiple properties in Manhatan Beach CA, then Phoenix AZ, who has been doing it for 30-40 years told me: " A property does not really cash flow till its paid off"Honestly, I am looking at my properties, and half of my properties cash flow anywhere from 800-1k, but the remaining dont cash flow at all..Honestly, I cant say that even those that do cash flow 800-1k per month do not really make a big impact because a tenant moves out, I have to clean/fix, etc.

Tenant Refusing To Turn on Heat In Winter In Order To Save
18 January 2025 | 36 replies
I would notify her in person and in writing (big note on her door) including quoting the clause in the lease where she is responsible, and tell her you will be inspecting to insure the heat remains on, high enough to protect your unit, or she will be breaking the terms of her lease and also liable for any damage done in the downstairs unit as well.

Gap funding
28 December 2024 | 13 replies
There are also 'mezz' lenders (typically for larger transactions) who will cover up to 90% CLTV and require you to bring the remaining equity to the deal, and additionally there is Gap Funding in the form of unsecured personal debt. The latter can potentially be the most expensive option, but allows for true 100% financing as there are no restrictions for how to use these funds, as they are unsecured, and generally obtained through personal credit, income etc (since there is no collateral for obtaining these funds).
