I have not been to any RE groups here in TX but I have in CO and AZ I felt that I needed boots most of the times to wade through the crud and felt like a huge waste of time.

Join some RE groups and get some advice.

I'd also encourage you to check out local RE groups - there are several active meet ups in St Louis so it might be worth a look to check there.

My back up plan would be if the house doesn’t sell due to a unforeseen stagnant market, I could re finance the house, pay the owner the 80K, and re group a strategy to sell the house from that point on.
