Your investor-friendly real estate agent should be able to help you with understanding where comps are so that you have a target to work toward. 

You can put your license in referral at most brokerages and pay no fees and still be able to do referral business.

Education on real estate appears to be a much better business than real estate itself.  

I have never found anything he does or his business do to be shady.

The business plan to pay untenable returns is not untenable, it’s non-existent.

Since you have capital,  focus on the market fundamentals and quality of the real estate.
