(A SFR with a pool is a LOT more risky for lawsuits than remote raw land).  

@Taylor, building the two single family homes you referenced, are you doing it on already developed lots in a speced neighborhood that just sells lots you build on or did you buy the land and develop from raw, put in utilities, etc....Trying to find a reasonable way to start gaining experience building/developing

I just happened to talk to a Realtor talking about a strategy in southern Atlanta like towards the airport that involved developing on raw land with tiny home-style units for affordability.

Hello, quick background- I have been buying and flipping raw farmland/ recreational farms for about 5 years.

Some people get tripped up thinking "I bought all this raw material and left it on site, and that should count toward my value". 

My team and I purchase raw land, entitle, add-value, and subdivide lots for residential projects to resell to national home builders or other developers. 

We have a commercial lender with better terms and the upfront investment is similar to a fix/flip.Investor gets into a new build with as little as the DP on the raw land. 

I'm looking for the legal definition of "paper lots" and was hoping that someone might be able to point me to a good source. I have google and researched, but this seems to be a industry term and not a legal/textbook ...
