If I don't have earthquake insurance on my rental property and the tenants get injured during a quake, am I going to have any coverage?

These properties are nearly 100 years old, so they have already withstood probably thousands of minor quakes, so you're basically insuring against a catastrophic total loss due to an earthquake which is an EXTREMELY rare event, even with the New Madrid fault and all that.

As you look to get more informed we have some insurance educational resources on our site from terms to a risk map which will help you when you go to acquire new properties to see if you are in a flood zone, quake, fire as well as be able to look at the risks that drive up premium like convective (wind), your proximity to a fire station, and the replacement cost of the property. 

or like my San Francisco clients whose 4 plex's in PHX AZ went hundred % vacant and stayed that way and they lost them.. and for sure they had max debt on everything.. that forced them to sell what I sold them in PDX that was still performing and they still walked from PHX and lost those buildings and it was a lot of buildings.. and again I am not saying we are going to see that play again.. but it happened.Just like when I was Hardmoney lending in SF.. back in 1990 post earth quake and the war and the deep recession SF went into  it was pre tech..

Marion is unfortunately been wrought with a severe opioid epidemic combined with years of a stagnant economy. 

We had multiple 1000 acre projects going in the San Martin and Gilroy area the foothills on the eastern side of the valley.. the 1989 quake and WAR put a big fat halt to those...

There is a good case to be made for the midwest, as evident by the many posts:- plenty of fresh water, no droughts- no hurricanes, no tornandos in the upper half- no fires or smoke- no danger of rising sea levels- no earth quakes- lower cost of living- lower cost of real estate- landlord friendly- underdog, the midwest is better then the reputation it got in the 1970s and 1980sMy portfolio is in Milwaukee and I feel I got lucky.

If you do not have this massively crucial first step in your toolbox, your entire journey will be wrought with tragedies and heartache.
