Multifamily investing in areas outside of town ie Marion,Ohio

I found a great deal on a multifamily in Marion,Ohio that has great cash flow, but after talking to another broker the are telling me don’t buy in that area no jobs?

I live and invest just south of Marion in the Delaware area.  Marion is unfortunately been wrought with a severe opioid epidemic combined with years of a stagnant economy.  I won't tell you to not invest there, but its the classic case of knowing the micros of your market.  Much of Marion is filled with homes that can be purchased "for a pack of smokes", but the tenants won't pay or may refuse to leave, squatters will move into vacant units and people have tendency to "borrow" other peoples things.  The best advice I have is to study the area carefully, maybe speak to some property managers in the area, visit the city's website to understand what they are promoting, and do some research on a site like bestplaces.net which will break down the city's socioeconomic.
