And the person needs to be turned in and prosecuted  LOLI am all for profit's  its how we do business.. but taking advantage of the elderly simply is not one that I subscribe too.. a 240k property that only needs 20 k in work.. is certainly NOT only worth 90k..most folks would be tickled pink to pay 150k a 240k prop that only needs 20k... had this seller simply gone to a reputable realtor and the property was exposed to the open market fair market value would have been achieved for all.Now I get Hoarder houses and super low value deals... etc etc.. especially with how intense the asbestos laws and lead paint laws have gotten.. the old days of just a wink and nob get rid of it is over.so on the face of it. some of these homes will need to go for VERY low dollars to make them viable.

If I found out kids that were invited by my tenants had come to the property, then were left unsupervised by the tenants that invited them, went ahead and burned down a shed, I would evict the tenants for gross negligence and see if I could prosecute the neighborhood kids for arson.

If you don't move then you can be prosecuted for mortgage fraud and could get accommodations at the nearest fed pen for up to 30 years and you have to pay for it also with a fine of up to $1,000,000.00. 

I also had a phone meeting with the original owner / broker of patch of land and their stated mission was high rates possible and I explained to him that will put you in very high risk projects not to mention if your doing this in NJ and other states that take forever to prosecute a foreclosure your going to get your clock cleaned and I suspect this is what we will see.. just a suspicion on my part .. but it was amazing..

fail to prosecute for it.If it becomes politically advantageous for the Federal government to crack down on this--they tend to seize "Drug Assets".Could that include investors and employees assets also?

Many violent crimes go unreported and almost all petty crimes are not even investigated, never mind solved or prosecuted in both places.

It is like the difference between a Prosecuting Attorney and a Defense Attorney. 

And MA vigorously seeks out and prosecutes offenders. 

Wholesalers are outside of the law and only risk prosecution if an angry family member turns them in or sues them after they steal a pile of Grandma's equity.The simple fact is that every cent a wholesaler makes comes from only one place - the equity in the property. 

I have prosecuted thousands of cases and would not give this one more than a cursory review before closing it, hehe but if you have 15 prior theft charges things would be different.
